The cost of a garage floor coating in Ontario depends mainly on four things: the size of the floor, the condition of the concrete, how much repair or old-coating removal is needed, and which system you choose (for example a full-broadcast flake floor or a solid colour floor). The fastest way to get a first number is an online estimator such as our garage floor cost calculator; the final price comes from a written quote in Canadian dollars after the slab has been seen. This guide explains each cost driver so you can understand what you are paying for.
Start with an instant estimate
Epoxy Boss publishes two online tools:
- Garage floor cost calculator: choose your garage size, a coating system and any preparation or repair needs.
- Floor coating cost calculator: covers residential, commercial and industrial floors and a wider range of systems, including floor preparation as a standalone service. It applies volume pricing automatically, so rates taper on larger projects. No email is required.
Both give an estimate, not a quote. A site visit or good photos confirm the slab condition, which is where most of the variation comes from.
Cost driver 1: garage size
Coating is priced by area, so size is the starting point. The garage calculator uses these typical size ranges:
- 1-car garage: about 200 to 300 sq ft
- 2-car garage: about 350 to 450 sq ft
- 3-car garage: about 600 to 750 sq ft
- Custom size: enter your own dimensions
How to measure your garage
Measure the floor wall to wall at its longest and widest points and multiply for the area. If the garage is L-shaped or has a bump-out, split it into rectangles and add them up. Include any step-down, landing or storage area you want coated, and note stairs, columns, floor drains and long door thresholds, because these add detail work beyond the flat area. A photo of each wall and one of the door edge helps us check the measurements and condition together.
Cost driver 2: concrete condition
The standard installation assumes a slab in fair condition. The garage calculator notes that hairline cracks are included in the standard installation. Other conditions are priced as additional preparation or repair:
- Cracks and damaged concrete: wider or moving cracks, broken edges and spalls. See concrete crack repair before coating.
- Salt damage and pitting: scaling near the door and in tire paths, common in Ontario garages.
- Old coating or glue removal: previous paint, failed epoxy or adhesive that must come off. See repairing peeling and failed coatings.
- Concrete contamination: oil, sealers or other residues that need extra grinding or treatment.
This is why two garages of the same size can receive quite different quotes. Preparation is not an optional extra; it is what the coating depends on, usually starting with diamond grinding.
Cost driver 3: system choice
The garage calculator offers two main systems:
- Flake system: our top recommendation for most garages. A full-broadcast flake floor with a clear topcoat hides dirt well and is easy to maintain. See flake system and full-broadcast flake floors explained.
- Solid colour system: a clean, modern finish and the budget-friendly option. See solid colour system.
Other choices that affect price include the topcoat material, the number of topcoats, anti-slip additives and decorative options such as quartz or metallic. For the base and topcoat trade-offs, read polyaspartic vs epoxy for a garage, and for the most common topcoat, our polyaspartic floor coating guide.
Cost driver 4: site and scheduling
- Access and clearing: how much has to be moved out of the garage.
- Season: cold-weather installs may need the garage heated and held within product limits.
- Location: we serve the GTA, York Region, Simcoe County, Halton, Durham and Muskoka from our base in Innisfil.
Larger, commercial and industrial floors
For workshops, commercial units, warehouses and other larger floors, the main floor coating cost calculator is the better starting point. It covers more systems, including polished concrete, quartz and metallic, as well as floor preparation on its own, and it applies volume pricing so rates taper as the area grows. Commercial quotes also account for phasing around business hours, joint and crack repair, line painting and return-to-service needs.
Taxes and currency
Our quotes are written in Canadian dollars. HST applies in Ontario; the Canada Revenue Agency's page on charging and collecting GST/HST lists the Ontario rate. Your written quote shows how tax is applied.
What a good quote should include
- Measured area and any extra detail work (stairs, drains, thresholds).
- The preparation method, such as diamond grinding with dust control.
- A clear scope for crack, pitting and edge repair.
- Each layer in the system and the topcoat material.
- Expected schedule and return-to-service time.
- Payment terms and warranty. Qualifying indoor residential systems carry a 5-year limited workmanship warranty.
Be cautious of a quote that is much lower but leaves out grinding, repairs or the topcoat. The cost of redoing a failed floor, including removal, is usually higher than doing it properly once.
Ways to keep the cost reasonable
- Clear the garage before installation day.
- Choose a standard flake blend or solid colour from the published options. Browse flake colours.
- Fix the floor before damage spreads; salt pitting and peeling get more expensive each winter.
- Send clear photos with your request so the first estimate is closer to the final quote.

Frequently asked questions
How much does it cost to epoxy a two-car garage in Ontario?
It depends on the slab condition and system. Enter your size and condition in our garage floor cost calculator for an instant estimate, then book a free assessment for a written quote in CAD.
Is a flake floor more expensive than solid colour?
On our garage calculator, the solid colour system is presented as the budget option and the flake system as our recommended option for most garages.
Are repairs included?
Hairline cracks are included in the standard installation. Larger cracks, salt damage, old coating removal and contamination are priced as preparation or repair.
Is the online estimate my final price?
No. It is a starting point. The written quote follows an assessment of your slab.
