Builder-Grade Garage Coating Removal + Solid Color System

PREPARATION-FIRST RECOATING PROJECT
A peeling builder-installed garage coating was adhesion-tested, completely removed and replaced with a solid color floor system over properly prepared concrete.

Project Problem

The coating looked finished—but it was not properly bonded

The Boca Raton home was delivered with a builder-installed garage floor coating, giving the buyer the impression that the concrete had already been professionally protected. Peeling areas showed that the existing coating was losing adhesion to the slab. Before recommending a new system, the floor needed to be evaluated to determine whether the remaining coating could provide a stable foundation. Adhesion testing confirmed that the existing layer could not be trusted as the substrate for another coating. Installing directly over it would have attached the new system to a failing layer rather than to properly prepared concrete. The responsible solution was complete removal, exposure of the bare slab and preparation of the concrete for the replacement system.
Peeling builder-installed coating revealed a loss of adhesion to the garage slab.
Adhesion testing helped determine whether the remaining coating could support a new system.
Complete removal exposed the bare concrete required for controlled surface preparation.

Florida Garage Conditions

  • The existing builder-grade coating was peeling from the concrete.
  • Remaining bonded areas could not be assumed to have reliable adhesion.
  • Applying another coating over the existing system would preserve the original failure point.
  • ‍

  • The old coating required mechanical removal.
  • The bare slab needed to be profiled before recoating.
  • The replacement system needed to bond to prepared concrete—not to the builder’s coating.

    Project Solution

Remove the weak layer and rebuild from the concrete

    Coating and Adhesion Evaluation

Inspect the visible peeling and test representative areas to determine whether the existing coating can remain beneath a new system.

    Complete Coating Removal

Mechanically remove the builder-installed coating rather than relying on partially bonded material as the foundation for the replacement floor.

    Diamond Grinding

Diamond-grind the exposed slab to remove residual material and create the concrete profile required for the selected coating system.

    Concrete Inspection + Repairs

Inspect the exposed slab and correct cracks, surface imperfections or vulnerable areas identified after removal, as required by actual site conditions.

    Solid Color System

Install the selected solid color coating system over the mechanically prepared and cleaned concrete surface.

    Protective Finish

Complete the specified system with the selected finish and surface texture based on the garage’s intended use and confirmed project scope.

    Completed Result

Before Image Builder-installed garage coating with visible peeling and unreliable adhesion. After Image Completed solid color garage floor installed over fully exposed and mechanically prepared concrete. The completed project replaced an unreliable builder-installed coating with a preparation-first solid color system. Instead of covering the visible failure, the existing coating was removed so the replacement system could be installed over properly prepared concrete. The result was a cleaner, more controlled garage finish with its performance foundation established at the slab.
